‘Christian Connection for Real Estate’
The inspiration for starting a business
known as ‘Christian Connection for Real
estate’ was born out of frustration.
Frustration with a Real Estate system I
could not change.
As a Christian working in real
estate, I found myself becoming very
double minded. Grey truths and terms like
‘educating the vendor’, ‘talking down or
up the price’, etc., was one of the main
reasons I decided to leave. I felt that there
had to be a better way, even though I
was very successful and won many awards
for selling real estate.

NOW
as a sales ‘go between’ or ‘Your Connection for Real Estate’, I am able
to help insulate and assist sellers
looking to sell their property.

Standing in the gap so to speak, I
ensure that the selected Agent abides by
his or her promises and levels of
service.
I also filter all communications making
sure that only honest and relevant
feedback is conveyed; therefore
protecting the seller from controlling
or potentially manipulative Agents.
HOW?
Firstly, I work exclusively for YOU the
seller from start to finish without
additional cost to you. Providing free
input on how to select the right Agent,
commission rate, sell price and
advertising to maximise potential to sell
your property
at the
best possible price.
HOW I get paid? The new Real Estate legislation (Section 48 of REIV) allows for a
spotters fee to be paid by the selling
Agent to the referral company. This is
how I get paid. Say you agree to pay the
selected Agent a 2.5% commission, my %
comes off this figure. NOT out of your
pocket. Everything is disclosed in
writing and agreed to before the
property ever goes on the market. The
going referral fee is normally 30% (plus
GST) of the Agent’s commission.

1) 1st
Contact:
Normally MBA© should be contacted
before you contact an Agent, so that
we can jointly decide a course of action
without feeling obligated. BUT if you
have contacted one or more Agents and still
have not signed an authority don’t fret
I can still help out. And if the Agent
you chose works well, then
MBA©
will
also offer him further properties to
sell in the future. Everybody wins!
2) Agent
Selection:
I assist you to select the right Agent
by taking into account their market
appraisal and submission, as well as their
companies past performance record,
market share, referrals from previous
sellers and company profile. Then I make
my own recommendation as to which Agent
I believe will best represent your
property in light of your needs. We can
always change Agents in 45 days if they
fail to meet our requirements.
3) Selling
Price:
Ultimately the market and buyer with the
cheque book will decide what your
property is ultimately worth. For this
reason I recommend TBA – To Be Advised
be written as the Sellers Reserve /
asking price. Therefore sellers are not
obligated to sell at any price. We can
also get 2 or 3 market appraisals and
then compare their figures with other
similar properties sold in the area to
arrive at an agreed selling range. Never
tell the Agent what your ‘Reserve / will
accept price’ is until we have an
acceptable offer in writing. We need
them to work for it!
4) Commission:
Normally vary somewhere between 1.75 for
1million plus homes up to 3.5% for
lesser priced properties in Victoria*.
(This Includes our referral fee) The
commission rate can be set once we have
analysed all the Agents’ submissions and
relevant data.
5) Advertising:
Advertising Budgets can range from ‘No
Sale No charge’ to in excess of $10,000
depending on the property and the buyer
demographic of your area. Ultimately the
advertising and Agent fees are paid for
from the sales proceeds, (payable at
settlement or deposit release).
Concluding thoughts:
Everything we do in life comes down to
faith. Faith that the world will keep
turning, the sun will keep shining and
that people will still need somewhere to
call home or to work from. That is why
by faith we can approach the process of
selling your property together knowing
that by faith it will sell and at Gods
price.
Our job as an advocate is to be your ‘go
between’, to make sure that the Agents
do what they say they will do. We stop
them from changing sides. Unsupervised
Agents can change from working for the
seller to the buyer, becoming Double
Agents!
Mike started off doing this free for his
church parishioners until section 48 of
the Estate Agents Act allowed a referral
fee to be paid by the Agents for
referrals. Now MBA© is reaching out to
agents with the gospel of Jesus Christ.
